PLANNING
There have recently been changes to the planning for outbuildings.
The following is an extract from the planning website
www.planningportal.gov.uk
“Under the new regulations outbuildings are considered
to be permitted development subject to the following limits
and conditions.”
No outbuilding on land forward of a wall forming the principal
elevation. Outbuildings and garages to be single storey
with a maximum eaves height of 2.5 metres and maximum
overall height of four metres with a duo pitch roof or
three metres for any other roof.
Maximum height of 2.5 metres in the case of a building,
enclosure or container within 2 metres of a boundary of
the curtilage of the dwellinghouse.
No verandas balconies or raised platforms.
No more than half the area of land around the original
house would be covered by additions or other buildings.
In National Parks, the Broads, Areas of Outstanding Natural
Beauty and World Heritage Sites the maximum area to be
covered by buildings more than 20 metres from the house
to be limited to 10 square metres.
On designated land, buildings at the side of properties
will require planning permission. Within the curtilage
of listed buildings any outbuilding will require planning
permission.
Please note the permitted allowances described here apply
to houses not flats, maisonettes or other buildings.
The changes have made it easier to position your garden
room nearer the house. This is particularly helpful when
using your garden room for ancillary bedrooms.
We have addressed the height restrictions when closer
than 2m to the boundary by introducing our “twenty five”option
which by using a flattish box beam roof reduces all our
Mini Barns and Synchros to under 2.5m.The roof on these
has a wide overhang which gives the building a pleasing
chalet appearance.

DELIVERY COSTS
We keep these as reasonable as possible and will advise
cost when we know your location.
SERVICE CONNECTIONS
With the electric and water (if applicable) these are
fairly straight forward and the cost will depend upon
where you site your unit and its proximity to the main
house.
With the Capel you will need to check the level of your
existing sewage system prior to ordering to ensure that
a gravity pipe can be laid if this is not possible you
will need a pumped system.

25% with order. 35% for Gembeam range.
Residual amount to be paid by cheque upon delivery. |
